Buying a home in 2008
Vancouver is and will always be a very popular place to own a home. As such, it can be very expensive and thus quite frustrating to find a suitable property. If you are on the sidelines waiting for prices to drop, keep in mind, it is your time in the market as opposed to timing the market that makes all the difference. Buying something a little older or a little smaller, while not ideal, is a fantastic first or second step toward owning the home you've always wanted.

You will never overpay for a property
Perhaps the greatest fear people have when buying real estate is paying too much. I provide exhaustive market research to help you determine what is fair market value for the home you'd like to buy. I also ensure your offer contains the correct subject clauses (including an appraisal), that protects your interests and ensure you will never pay more than what the property is worth. 
 
Financing
Most people will require a mortgage to allow them purchase their new home. As everybody's circumstances are different, it is a good idea is to find a mortgage advisor who gets to know you and your financial situation.
  
If you are serious about buying a home, you'll want to seek a pre-approval from your broker or bank. A pre-approval will allow you to view properties with confidence that should you find something you like, you are able to make an offer knowing the financing will be approved. Please note, a pre-approval is much different than being pre-qualified. A pre-qualification is nothing more than a rate hold with no verification. A bank will not grant a mortgage based upon a pre-qualification.
